Part Time Entrepreneur?

Have you ever envisioned opening up your own business? You may be dreaming about opening up a coffee shop, pizza parlor or a local hardware store, but you have no experience in making a good cup of joe or flipping pies in the air. People in the business will encourage you to start as a cook at the house of pizza or a barista at your local Java Room. This is great advice and it all sounds great, but how can I make that transition if I’m working a full time job? The answer is that it may be difficult and you will need to have a strong passion for your business to make it. These are career changes that for many of us just looking to indulge in our entrepreneurial passion just cannot afford to do. I am here to offer you an alternative option and give you a new perspective on business entrepreneurship and the world of real estate.

Investing in commercial real estate is similar to owning your own business. The pizza shop is projecting revenues based on the number of pies sold. You may project that you would like to make a $50,000 a year income.   At $10 a pie you would need to sell at least 5000 pies just to earn this modest salary and that doesn’t even include the additional costs of doing business.  In real estate you project revenues based on the rental income of your building. For the pizza shop the product is their delicious pie and in real estate your product is the space you provide to your tenants. 

Investing in real estate offers an advantage to part time entrepreneurs and investors that do not have time to run a full time business. Although you need to maintain both your property and your tenants, the day to day demands are not as great as owning and operating a retail or corporate business. You can start slow and begin to acquire more and more properties over time or as I like to look at it “mini businesses”. If you are good at repairing broken pipes, dealing with problem tenants and marketing your own property than you can service the entire business yourself.   If you’re unable to do any of those you can hire a management professional that help you maximize your profits and minimize the responsibility and headaches. Any problem in real estate can be outsourced to a licensed professional to make your business run smoothly.
